Home Watch Solutions

Home Watch

Regular inspections looking for obvious issues while they are small, and before they become major problems.

Exterior Checks

    • Check for packages and mail onsite and place in specified location
    • Check driveway, walkways, and porches for papers, fliers, or debris
    • Check mailbox for any damage
    • Visually check landscape areas to verify exterior plants are healthy and being maintained effectively
    • Visually inspect the exterior of the home looking for any signs of damage, forced entry or other visible issues. We will look at the exterior walls, windows, screens, doors and report any damage or potential problems observed
    • Visually inspect around the home exterior and grounds for any indication of insect, animals or reptile damage, infestations or nesting
    • Visually inspect pool/spa equipment for visible leaking and to make sure the pool is being maintained
    • Visually inspect the roof from ground for any signs of missing or broken materials
    • Check exterior lights for functionality

This is a sample of the items we check when we perform a Home Watch inspection.  We will customize our checklist to any specific items you request.

Interior Checks 

      • Turn on the main water supply

      • Record interior and exterior temperatures

      • Walk the interior perimeter looking and listening for anything out of the ordinary

      • Look for signs of moisture, mold, or any foul odors

      • Check that all windows and doors are locked and look for signs of any damage (moisture or insect)

      • Check walls, baseboards, and floors for any signs of water damage or cracks

      • Run water in all water zones (sinks, bathtubs, and showers) to keep drain traps from drying out and to prevent sewer gases from coming into the home

      • Observe and document any signs of leaking

      • Brush and Flush all toilets in each bathroom to limit buildup of water rings and stains

      • Check the water supplies under sinks and around toilets to make sure no signs of moisture

      • Run Garbage disposal to keep functioning properly

      • Run dishwasher monthly at the request of the owner

      • Check and document the refrigerator for cooling temperatures and any foul odors or leaking water in or around the appliance

      • Check the breaker box for any tripped breakers

      • Check water softener for salt levels and leaks. Refill as appropriate

      • Check water heaters for any signs of moisture or leaks

      • Check HVAC systems for cooling and heating temperatures as expected and for any leaks

      • Check air filters and replace them as appropriate

      • Check all interior ceilings for any signs of moisture

      • Check interior skylight areas for any signs of moisture

      • Run the washing machine monthly on a short cycle or add water to the washing machine drain to stop any sewer gases from seeping into the home

      • Water interior plants

      • Turn off the main water

      • Furnish a complete electronic report to the homeowner with photos and descriptions of any issue or potential areas of concern.

Additional Services

Opening & Closing Services

includes stocking the home for arrival. Some clients like to cover furniture to keep dust down. We can take care of this task for you. Along with opening or closing curtains. Putting away/Bring out patio furniture. Cleaning up patio or pool decks removing bird droppings, dust, and other debris.

Shopping & Errands

Stocking refrigerator and pantry prior to arrival or pick up and deliver other household goods ( Grocery shop, Beverage Shop, Event supplies, Propane Tanks) and run errands.  Any reasonable request can be accommodated.

Vacation Rental Assistance

Check in and check out. Answer generic questions about rented households.  Make sure systems are being operated by renters properly ( TV, Remotes, Other household items) causing less frustration from the renters and better reviews because they have a local person they can contact for help.  Perform Household Inventory – Furniture, household goods electronics.  Emergency Responses (alarm set off, leaking water, glass or door damage).  Vendor Monitoring. Home Watch service when not occupied for extended periods. 
Perform a “Checkouts” report to the owner detailing any damage or concerns.  Stock pantry and household items as needed, paper goods, cleaning supplies, and anything else the owner requests.

Concierge Services

Accept packages or deliveries. Forward mail, packages, or other important items to you via trackable shipping providers : USPS, Fed Ex, UPS. We will, under your direction, forward mail and/or packages wherever you like.

Car Services

Starting and running vehicle, driving Vehicle for 15-20 minutes from home, DMV tag renewal, maintaining battery charger on vehicle/golf cart, and coordinating drop off or pick up when shipping vehicles with appropriately signed waiver.

Coordinate home repair, other home contractors or insurance representatives

We meet the vendors’ personnel during a specific time window. Unlock the home and stay on-site as necessary. Upon completion of the vendors’ visit/work, we will lock up the home and inform the owner the work/visit has been completed.

Keyholder

Azure Skies Home Watch will:

  • Maintain an extra Key for family and friends to access the home with your permission
  • Provide contractors with a Key to access the home with your permission
  • Lockout service ( lost or misplaced key)

Repair and Maintenance Services

Replace defective Toilet flappers.  Replace smoke detector ( or other ) batteries as needed.  Replace refrigerator water filters or other water filters.
We can handle most small repairs that are not required to be performed by licensed contractor

Service Contract and Payments

  • A signed service agreement is a requirement for our services.
  • Our services other than Home Watch are available to homeowners for an additional fee for each service.
  • Our pricing is based upon your home size and other factors.  Our additional services are billed at an hourly rate and an additional fee may apply when outside of our normal business hours.
  • We will invoice monthly for services unless the client would like some other accelerated arrangement to be made with invoices.
